Facilities Manager (Property).

Our client a small but well-established Property Management Company based in the Central London requires a Facilities Manager to start ASAP. 

The main duties of the Facilities Manager role are:

  • Arranging the maintenance, services, H & S, regulatory compliance of properties
  • Looking to constantly Improve the operation & maintenance of the department
  • Answering helpdesk calls and general requests from tenants reporting issues
  • Ensure reactive and routine repairs and requests are processed and instructed
  • Monitoring of all works ensuring tenants and residents are updated
  • Raise purchase orders
  • Maintain logged communication with both Tenants, Occupiers and Contractors
  • Arrange property and insurance inspections
  • Administration of Health & Safety System including arranging annual assessment
  • Securely keep all keys and door code records up to date
  • Potentially the role may require some out of hours working
  • Participating in proactive environmental management initiatives
  • Ensure FM functions maintained to a high standard and compliant within legislation
  • Identify ways to improve the operation, appearance, and maintenance of buildings
  • Ensure all Planned Preventative Maintenance (PPM) etc are correctly processed
  • Compliance with Risk Management & Sustainability and Health and Safety legislation
  • Inspect the properties in your portfolio on a monthly basis, and report any problems
  • Produce and regularly review annual service charge budgets
  • Ensure effective control is exercised over all aspects of budgets
  • Attend regular review meetings
  • Develop and maintain effective working relationships with all contacts
  • Supervise and manage on site teams
  • Supervise Cleaners, Waste Collection companies and Interior Floral Displays

Skills and experience

  • IOSH qualification preferred
  • Minimum 2 years’ FM experience
  • Experience of Health and Safety compliance systems essential
  • Experience of elogbooks desirable
  • Good IT skills especially Excel, Word, Outlook, and PowerPoint
  • Good communication and administration skills
  • Polite, courteous manner
  • Proactive
  • Presentable
  • Flexibility in terms of working hours
